Who pays for maintenance or if the tenant damages the property?

Investors will never be asked to contribute additional capital to fund maintenance or repairs. 15% (fifteen percent) of the rental income received from the Units will be withheld and not declared as dividends. This amount will be used to cover the expenses of the Company during any periods of vacancy or other unforeseen circumstances.

This fund should sufficiently cover any maintenance costs for the full investment term and is put in place to encourage a consistent yield and to prevent rental income being affected by unforeseen costs. In addition, each property will be adequately insured and investors will, therefore, be protected against large structural claims or malicious damages.

This withheld amount will, however, still accrue to Investors and if it is not used by the Company will be paid out to Investors either when they sell their Ordinary Shares or the Units have been disposed of.
