When are dividends paid?
You will only receive dividends from a property once it has been live on the platform for a full quarter after it has transferred into the SPVs name. In addition, if you buy a property on auction, you will receive dividends the following quarter too.
Dividends paid monthly
Once a property is ready to pay dividends it will be allocated to a cluster – there are currently three clusters with a different selection of previous properties allocated to each.
The properties under a specific cluster will be paid quarterly. This allows enough time for rent to be collected, expenses to be paid and tenants to be sourced.
However, the clusters are set to rotate in such a way that there will always be a dividend payment occurring every month. The properties you are invested in, and which cluster they fall into, will determine how often you are paid dividends.
Here’s an example of how that might work:
If you had invested in Rockefeller (Cluster 1); Carrington (Cluster 2) and Volley Brooklyn (Cluster 3) you would receive a dividend every month. You would receive your dividend from Rockefeller (Cluster 1) in Month 1; you would receive your dividend from Carrington (Cluster 2) in Month 2; and you would receive your dividend from Volley Brooklyn (Cluster 3) in Month 3.
If however, you had only invested in a property in Cluster 1, you would receive a dividend in Month 1, and then receive another dividend in Month 4, as the clusters work on a quarterly rotation.
The dates for each dividend payment are stipulated in the dividend calendar, Month 1, 2, 3 and 4 are just being used for the purposes of this example.
A dividend for a property you have invested in is paid into your EasyProperties account on the 15th day of the month, should it fall into the relevant cluster allocated to that month. These funds can be withdrawn to your bank account or used to make further investments.
